What is Fueling Montreal Real Estate Growth?

Looking to buy or sell a home in Montreal in 2025? The Montreal real estate market remains one of the most resilient in Canada. And that’s great news for both homebuyers and home sellers in the region.

According to the latest Royal LePage House Price Survey, the Greater Montreal Area saw a 7.9% year-over-year increase in aggregate home prices, reaching $625,000 in the first quarter of 2025.

Even though people are worried about tariffs and money rules changing, they still feel good about buying and selling homes in Quebec. A recent survey said 65 out of 100 Quebecers think the Canadian economy will do well. This happy feeling is making more people buy and sell houses.

Why Is the Montreal Real Estate Market So Strong Right Now?

A few important reasons are helping Montreal do better than other places in the country:

  • Strong Buyer Activity Fuels Montreal Real Estate Market Growth: Buyer demand is high in Montreal. This is especially true in Laval, the North Shore, and the South Shore. Unlike other big Canadian cities, people are drawn by affordability and lifestyle.
  • Economic Stability Supports the Montreal Real Estate Market: Montreal’s economy does not rely much on heavy industry. It is more stable against trade problems. This helps buyers and investors feel confident.
  • Lifestyle and Investment Appeal Boost Montreal Real Estate Market Demand: Montreal has lively neighborhoods and a unique culture. This makes it a top choice for long-term real estate investment.

Where Are Prices Heading?

In the region, the North Shore, Laval, and South Shore are growing the most. Laval saw prices go up by 9.4% compared to last year. The North Shore also grew by 9.4%. This shows many people want single-family homes. These areas are more affordable than the city center.

It’s interesting that home prices went up a lot in Montreal last year. But condos only went up a little, by 6.1%. This might mean people are worried about costs or like houses more, because single-family homes went up by 8.3%.

What This Means for Buyers and Sellers

For sellers, the data confirms that it’s still a strong market, especially if you’re in Laval, the South Shore, or entry-level condo markets. For buyers, acting sooner may still be advantageous — especially if interest rates decline later in the year, which could spur even more competition.
